This section includes all those appraisals referring to exceptional or special assets that don’t fit in the standard group of real-estate appraisals due to their abstract nature or composition, such as the appraisal of businesses and companies. It also includes the:

  • Appraisal of intangible assets (with no physical substance), from property rights (licences, purchase options, easements, surface rights, concessions) to patents, image, brands and goodwill.
  • Appraisal of tangible assets (with physical substance), from works of art, documents, jewellery, furniture, machinery, equipment, installations, electrical appliances, heritage, vehicles, goods, household goods and even boats and aircrafts.

Who needs special appraisals?

This is aimed at companies, self-employed persons, holding companies, investors, real-estate investment trusts (SOCIMIS), corporations, owners, tenants, shareholders, expert operators, Chambers of Commerce and Industry, etc.

Overall, anyone who needs help in the decision-making or appraisals and/or advice on settling conflicts, legal actions, transactions, investments, mergers, divestments, funding, compulsory purchase orders, liquidations, divorces or inheritance, in connection with the value of companies, businesses or tangible and intangible assets.

Frequently Asked Questions

In terms of appraisal, goodwill is the current value of a company’s business run within a specific regulatory framework. For instance, the business run in a pharmacy, tobacconist’s shop or a lottery outlet, without taking into account the properties where they are run.

It is the temporary authorisation to use and/or operate a public asset by a person or private entity in exchange for a canon. It is awarded by the Administration and is subject to Administrative Law. As the most representative examples, we can name hospitals, yachting marinas or parking lots beneath public roads.

An administrative concession only refers to public assets and can only be awarded by the Administration under Administrative Law. The surface right can be granted by the land owner (regardless of its public or private ownership) and is governed by the Spanish Land Law.
