Steps to apply for an official valuation or appraisal of a property

We will contact you as soon as possible
Once you have completed the form, we will contact you within the next 24 hours, we will advise you on the documentation you need to provide and help you to resolve any additional doubts.

We visited the property
We will arrange a visit with you and a valuation technician will visit the property to carry out the corresponding checks in accordance with the established regulations.

Preparation and submission of the report
Within 3 to 5 working days from receipt of the documentation and the visit to the property, we will send you via email your Official Valuation or Appraisal report, approved by the Bank of Spain, valid in any bank.
What documents are required for a valuation?

In general you will need:
- Land registry statement less than 3 months old (we can manage it, previously providing the registry data).
- Cadastral Data (copy of IBI receipt, if available)
- Floor plan of the property (if available).
- Lease contract and last two rent receipts (if rented).

A mortgage valuation is valid for six months from the date of issue of the valuation report. This is specified in Article 62(4) of Order ECO/805/2003 of 27 March.
Real estate can be appraised by professionals who are part of an approved appraisal company and registered in an official registry, as is the case of Gloval.
All real estate appraisals must have the signature of the appraisal technician, and if it is intended to obtain a mortgage, it must have the seal of the appraisal company; otherwise, the document will not have an official character and will only serve as a form of advice.
