The cadastre value is estimated by a public body. It is an administrative value that is set objectively through different valuation criteria that are stipulated in the Values Report and are updated regularly.
The cadastre value should never be higher than the real-estate market value. The applicable regulations set a 0.50 coefficient on the market value. Some of the characteristics used to determine the cadastre value are:
- Location of the property and urban planning restrictions on the land.
- Building cost, expenses related to the projection, use, quality and age of the property.
- Market value, land value, building value, production costs and production benefits.
