Here is the 66th issue of our GIX Report where we share the reality of the Spanish economy and real-estate sector every month.

According to the preliminary data from the Quarterly Accounts recently published by the INE (National Statistics Institute), GDP figures are positive, but also raise initial concerns about the likely slowdown in the Spanish economy. This slowdown is primarily driven by demand, particularly private consumption, which has already fallen from 0.9% to 0.6% quarter-on-quarter. The leading indicator, Gross Fixed Capital Formation (Investment), has also declined significantly in this first quarter, both quarter-on-quarter and year-on-year.

On the external front, imports fell by 1.2% quarter-on-quarter, while exports also declined, with a notable drop year-on-year.

The macroeconomic and price situation, driven by the recent geopolitical environment and expected to persist in the short term, is preventing inflation from being controlled and regulated downwards, which in turn is impacting other financial products, such as bond yields.

We could fall into a situation of growth with inflation, which is highly undesirable.

The residential real estate sector remains in the same situation as in previous months, with low supply, high demand, excessive market intervention, legal uncertainty, and rising costs and labor prices being passed on to sales and rental prices. Commercial real estate, in certain types of assets, continues to attract investor interest, and capital is seeking opportunities.
