Here is the 63th issue of our GIX Report where we share the reality of the Spanish economy and real-estate sector every month.

The INE has published the CNTR’s preliminary data for the last quarter of 2025, which shows that the Spanish economy continues to grow at a rate of 2.6% in real terms. Although this is positive news, it marks a turning point towards a slowdown in growth for this year to around 2.3%. Demand factors are the main contributors to this growth, especially private consumption and investment in construction. The foreign sector continues to show a deficit because imports continue to exceed exports. There is a low correlation between what families earn through wages and the increase in the cost of living (significant cumulative CPI and no transmission to real wages), which will cause private consumption to fall and, consequently, the growth rate of the Spanish economy.

Employment data according to the EPA (Labour Force Survey) in the fourth quarter improved slightly, with the unemployment rate remaining at 10%.

Financial markets remain strong, supported among other things by GDP data, low expectations of rate hikes and good corporate results, reducing risk premiums. The 12-month Euribor is asymptotically approaching the ECB’s 2% rates, in line with expectations of stability in ECB rates and the absence of signs pointing to further increases.
