Here is the 65th issue of our GIX Report where we share the reality of the Spanish economy and real-estate sector every month.

The Spanish economy continues to grow at a good pace, supported mainly by demand and investment, although private consumption and Gross Fixed Capital Formation are declining slightly. Public spending continues to rise, a factor less desirable than private demand, especially without an approved General State Budget to control public spending and investment. The external sector continues to detract from growth, as imports are almost double exports year-on-year.

The February inflation figure obviously does not reflect the conflict in Iran, which directly affects the price of a barrel of oil and will be passed on to final consumer prices, thus increasing inflation and core inflation to a greater extent. If the conflict persists, it will lead to even higher inflation, which would trigger a change in monetary policy, impacting the economic system.

Financial markets may also be affected by this new geopolitical situation in the Middle East, becoming more volatile. The yield on the 10-year bond will rise and be reflected in the interbank market.

The residential real estate sector maintains the same situation as in previous months, with low supply, high demand, excessive market intervention, legal uncertainty, and increased costs and labor being passed on to sales prices and rental prices.
