Here is the 58th issue of our GIX Report where we share the reality of the Spanish economy and real-estate sector every month.

Within last month’s CNTR advance data, and to highlight a trend, private demand experienced a slight decline in its annual rate of change, which was more pronounced in final government spending. Also with regard to final expenditure, the leading indicator of the Consumer Confidence Index (CCI) fell slightly from 80 points, which is informative because it is at the high end of the scale (1-100). Investment in construction declined in non-residential buildings but increased in housing. External demand experienced increases in inflows, with exports remaining at a 3% year-on-year increase in the last three quarters, awaiting the return of tariffs imposed by the US on the EU. Imports have been increasing since the end of 2024 at higher rates, reflecting a certain external deficit.

Prices, as measured by the CPI, are reluctant to leave the 2.5%-3.0% range, although the underlying rate has remained at an average of 2.4% in the last six months. Money markets are stable and the IBEX-35 continues its rally, for the time being.

Real estate activity remains largely unchanged, with a notable increase in mortgage applications, which since February have exceeded 40,000 mortgages per month. Demand is there.
