Over 50 indicators of the Spanish economy and real-estate sector

Here is the 56th issue of our GIX Report where we share the reality of the Spanish economy and real-estate sector every month.

The Quarterly Accounts data corresponding to the definitive data for the first quarter of 2025, adjusted for seasonal and calendar effects, have not undergone significant changes with respect to the provisional data published in the GIX of the previous month.

On the demand side, private consumption improved by 3 tenths with respect to the advance data, while investment in construction fell by one tenth of a percentage point in both housing and non-residential investment. On the supply side, construction, the base sector of real estate, remains unchanged, while within the services sector, real estate activities rise by 5 tenths to a year-on-year variation of 2.7%, although these rates are much lower than those experienced in 2024.

Prices are settling in at around 2.5%, without considering the full effects of tariffs, or the consequences derived from the recently initiated conflict between Israel and Iran, which if it continues will have direct repercussions on the price of oil.

Real estate activity, without significant changes, there seems to be more positive data on visas and mortgage initiations and applications, but the structural problems in the residential segment remain. The main driving forces (politics and industry) remain notably distant.
