The Mortgage Valuation is, as its name suggests, the only valuation that may be used to enter into a mortgage loan agreement.<\/p>\n<p>The <b><span class=\"highlight\">property appraisal does not always have to follow the Order ECO rules<\/span><\/b>. Depending on the purpose of the appraisal, it will follow one set of rules or another. Mortgage Valuation.[\/vc_column_text][\/vc_accordion_tab][vc_accordion_tab tab_id=&#8221;1569307747-1-5915693144037699595-366415697313696941581006250942&#8243; slug=&#8221;faq-7&#8243; title=&#8221;What is the difference between qualifications and warnings?&#8221;][vc_column_text]The <b><span class=\"highlight\">qualifications<\/span><\/b> are <b><span class=\"highlight\">limitations that are expressed in a valuation report<\/span><\/b> and entail an important <b><span class=\"highlight\">risk<\/span><\/b> to the guarantee of the property, which means that it cannot be used as guarantee unless those circumstances disappear.<\/p>\n<p>The Company usually includes qualifications when it is unable to perform all the checks required by Order ECO (Art. 10 of Spanish Order ECO\/805\/2003 of 27 March).<\/p>\n<p>Some examples are:<\/p>\n<ul>\n<li>The surveyor can\u2019t inspect the inside of the entire property.<\/li>\n<li>The client fails to provide the rental agreements for rented properties.<\/li>\n<li>The client fails to provide the Building work permit for property under construction or the Project doesn&#8217;t have the seal of approval.<\/li>\n<li>The property can\u2019t be identified by the legal description.<\/li>\n<\/ul>\n<p>The <b><span class=\"highlight\">general warnings<\/span><\/b> <b><span class=\"highlight\">point out doubts<\/span><\/b> on some of the data used to calculate the technical values of the property (Art. 11 of Spanish Order ECO\/805\/2003 of 27 March).<\/p>\n<p>Specific warnings are included when the Company considers that there is a reasoned likelihood of a future drop in the property value (Art. 12 of Spanish Order ECO\/805\/2003 of 27 March).[\/vc_column_text][\/vc_accordion_tab][vc_accordion_tab tab_id=&#8221;1569307747-1-5915693144037699595-366415697313696941581006250942&#8243;
