EVOLUTION OF HOUSING TRANSACTIONS BY TYPE AND NUMBER OF MORTGAGES
The sale of non-subsidised housing, measured in units, has been registering increases since 2012, except for the temporary decline in 2020 due to the pandemic. It peaked in 2022 with nearly 600,000 homes sold, according to data published by the INE. In 2023, the number of non-subsidised housing transactions fell by 10% year-on-year, as interest rates had yet to fall. They started to fall in 2024, reactivating the housing market. In fact, a 3.5% increase is projected for 2024 compared to 2023. Meanwhile, the evolution of transactions involving subsidised housing has been more erratic. Growth in this segment was most notable over the extended period from 2014 to 2019. However, excluding the pandemic year, the levels seen in 2018 were not seen again until 2023. There was then a further decline in 2023 and this is likely to continue into 2024.

THE RETAIL SEGMENT OF COMMERCIAL PREMISES FOR FOOD SERVICE ACTIVITIES
Properties designated for commercial (retail) use in Spain form the foundation or infrastructure where commercial activity takes place in all its forms, whether in shopping centres, retail parks, or shops, including independent shops and the luxury retail areas that can be found in cities across the country. Spain, known for its bar culture and social dining scene, also attracts tourists who significantly spend in the retail and restaurant sectors.
