Analysis of the second quarter of 2022
GLOVAL Analytics continues with the quarterly analysis and study and publishes a new Residential Market Barometer report, to monitor the behavior of residential market values in the Metropolitan Areas of Madrid and Barcelona. In addition to presenting a brief overview of the economic context and the situation of the real estate market.
In this fifteenth edition, the analysis will continue with the monitoring of the quarterly and annual evolution of housing values.

The unit values of housing have maintained positive annual growth in both the municipalities of Madrid and Barcelona, as well as in their respective areas of influence. In this quarter, in the Madrid catchment area, all municipalities recorded annual growth, although in the Barcelona catchment area there were slight annual decreases in four municipalities.
Evolution of house prices in Madrid and its metropolitan area
If we analyse the Madrid area in more detail, all the municipalities maintain a positive evolution of the unit value of housing. The municipalities with the highest increases are the capital of Madrid itself, followed by Alcobendas and Móstoles. The annual evolution of the average unit value of Madrid is +11.6% and that of its area of influence is +5.8%. In this quarter we observe quarterly setbacks only in the municipality of Alcorcón.
Evolution of house prices in Barcelona and its metropolitan area
The municipality of Barcelona has maintained the annual growth of its average unit values with respect to the data of a year ago, with a variation of +3.4%. As for the municipalities in its area of influence, there have been slight year-on-year falls in some municipalities, such as Badalona, L’Hospitalet de Llobregat, Esplugues de Llobregat and El Prat de Llobregat. However, overall, the average annual variation over the last year in the metropolitan area is +1.9%.
