Over 50 indicators of the Spanish economy and real-estate sector

We present the 23rd edition of our GIX Report where we share each month the reality of the economic situation and the real estate sector in Spain.

The economic context remains with the same levels of uncertainty as a month ago, even with a greater vision for the end of the year, Spain can close 2022 with a GDP growth in real terms in the vicinity of 4%.

Confidence indicators, both consumer and retail, do not show optimistic figures either, coinciding with the Purchasing Managers’ Index (PMI), a leading indicator of the progress of economies.

Faced with this situation of high price increases, the European Central Bank’s monetary policy will continue to be restrictive, raising interest rates and pushing up the yields of the different financial instruments on the markets. The 30-year swap has recently reflected 2.650%. The stock market continues to record falls in the share prices of most IBEX-35 companies.

All in all, the situation in the short term at the macroeconomic level is to see what happens in the coming months and will obviously affect all productive sectors, including real estate; although it is true that investments and the particularities of the sector affect the long term to a greater extent, so it is worth thinking that, except for the mortgage activity of the floors to the final consumer, financing for investment is not excessively expensive yet.
