August 2022

Over 50 indicators of the Spanish economy and real-estate sector

Here is the 21st issue of our GIX Report where we share the reality of the Spanish economy and real-estate sector every month.

The recent publication of the Quarterly Accounts with the advance data for the second quarter of the year shows a deceleration in year-on-year terms of the final consumption of households and Public Administrations and of the investment in capital goods, with the investment in construction (Housing and Other Buildings) pulling on this occasion. By productive sectors, services and within the sector real estate activities relax their growth rates with respect to the second quarter of 2021. The Consumer Confidence and Business Activity Indicator maintains a non-optimistic trend, which is undoubtedly influenced by the high inflation rates in practically all the items that compose it, with great prominence of the energy component.

With respect to real estate activity, despite the increase of 50 basis points in interest rates by the Monetary Authority, the effect on mortgages, which in May experienced the record of the year with 45,165 new mortgage originations, has not yet been felt. The number of transactions fell somewhat with respect to the previous month, although, as noted, these are indicators that reflect the delay in the new monetary policy measures implemented by the ECB.
