What is an Urban Planning Appraisal?

An appraisal for urban planning is a regulated appraisal of a property or right that is or may be part of an urban planning process at a certain time.

This type of appraisal is regulated by the Land Law and its regulations, namely Royal Decree 7/2015 of 30 October that passed the recast text of the Law on Land and Urban Restorations along with Royal Decree 1492/2011 of 24 October that adopted the Regulations on appraisals of the Land Law.

This appraisal will serve, among other purposes foreseen in Art. 34.1 of said law, to verify the profit distribution and burdens or other operations involved in executing the land and urban planning. The appraisal will determine the property’s rights or duties in the absence of an agreement between the parties involved.
